ViU – Step 5 – Affittare una casa negli Stati Uniti: semplice all’apparenza, ma serve pazienza

Trovare casa negli Stati Uniti può sembrare facile: ci sono app, annunci ovunque e agenzie specializzate. Ma per chi è appena arrivato, le difficoltà sono tante, soprattutto se – come me – non si ha ancora un credit score o una storia finanziaria americana.

Il vero ostacolo: la fiducia

Qui non basta avere i soldi. Senza uno storico nel sistema americano:

  • Molti proprietari non ti considerano neanche
  • Le agenzie chiedono referenze, credit report, storico degli affitti passati
  • Anche se sei solvibile, devi dimostrarlo in modi alternativi

La mia esperienza reale

Nel mio caso, per convincere il proprietario, ho dovuto:

  • Pagare 6 mesi di affitto in anticipo
  • Presentare una lettera della banca che attestava la mia affidabilità economica
  • Fornire numerose prove della mia serietà: documenti, referenze, storie personali

È stata una trattativa lunga e complessa, ma con determinazione, trasparenza e pazienza, alla fine ce l’ho fatta.

Una volta ottenuta la casa… iniziano gli altri problemi

Ottenuto l’appartamento, si passa alla gestione delle utenze, che – almeno per me – è stata una seconda sfida:

  • Luce e acqua: ho dovuto recarmi personalmente in municipio per aprire i contratti
  • Gas: gestito da una compagnia diversa, da contattare separatamente
  • Internet: costo elevato rispetto all’Italia, circa $60 al mese, spesso con contratti minimi
  • Telefono mobile: anche qui, spese alte – $50 al mese per avere dati, chiamate e sms in modo stabile

📌 Nota culturale: qui tutti comunicano solo via messaggi di testo (SMS).


Consigli pratici

  • Se sei nuovo, cerca piccoli proprietari: sono spesso più flessibili delle agenzie
  • Porta con te tutti i documenti possibili, anche lettere da amici, datori di lavoro o banche
  • Sii onesto e diretto: qui apprezzano chi spiega la propria situazione con chiarezza
  • Prepara un budget mensile realistico: tra affitto, utenze, telefono e internet puoi superare facilmente i $1,200–$1,800 al mese, anche per una casa semplice

  • Lease: contratto d’affitto
  • Security Deposit: cauzione (spesso pari a un mese d’affitto)
  • Prepaid Rent: affitto pagato anticipatamente per più mesi
  • Utilities: utenze domestiche (acqua, luce, gas, internet)
  • Proof of Solvency: documento bancario che dimostra affidabilità economica
